Pre-Lease Feasibility & Concept DevelopmentWhen a retail space became available beneath Kiss My Keto’s existing offices, the growing food brand saw an opportunity to create its first physical location: a keto-focused coffee shop showcasing its products in a real-world setting.
We explored the concept through early design studies while simultaneously evaluating the site for code and permitting feasibility. That analysis uncovered parking requirements associated with the proposed change of use that made the project impractical, and the brand ultimately chose not to move forward.
Sometimes the most valuable outcome of early design work is identifying a problem before significant time and money have been committed to the wrong space.
